The motivation in starting the business was to create a company that would ease the housing shortage by building new homes, while also providing the community facilities people want and need from a neighbourhood. Creating employment opportunities was also a key driver, with direct jobs created within the business along with indirect roles within the supply chain supported by the group. The business was established during a skills shortage within the construction industry, posing a challenge of recruiting a talented and experienced team to deliver high quality new homes and drive the growth of the company. As the business has grown, the challenge has been to ensure profitability and quality are maintained

Success Factor

The UK continues to face a housing shortage, and, as an independent homebuilder that takes a flexible approach to new homes developments and the homes it builds, the firm is well-placed to meet consumer demand in South Wales and the South West of England. With a strong, multi-disciplined land and development team with huge experience in creating well-designed, deliverable projects, it has been able to meet local market needs, diversifying its product mix, increasing the scale of developments while reducing the size and selling price, a trend that will continue as the business grows. During 2018, the group was active on an average of six sites (compared with four in 2017) and completed the sale of 65 homes as compared with 42 in the previous period.

The Future

Edenstone is continuing to grow at a pace and is confident that it will achieve an annual turnover of £80 million by 2020-21. As it continues to target higher-demand, lower risk sectors of the housing market, the average size of developments will continue to increase and the average selling price of properties will reduce. The aim is to continue with its growth plan and to help address the housing shortage by offering both affordable and private sale homes to meet consumer demand.
